George Town Heritage Cyling Treasure Hunt 2012

 
Date: 1st May 2012

Venue: City Hall, Esplanade

The Penang State Government will be organizing a Treasure Hunt competition on the 1st of May 2012 starting from 7.00am. The starting off point of the Treasure Hunt is in front of the City Hall. This unique Treasure Hunt requires participants to cycle around the George Town Heritage Zone.

Each team must consist of 3 persons.The participating fee for this competion is RM50. Participants are advised to bring their own bicycles, however bicycles will be provided for a fee of RM 20 for the first 4 hours.

Penang's Deputy Chief Minister 1, Y.B Mr. Mansor Othman will be officiating the Treasure Hunt. The grand prize winner will recieve a medal, and 3 bicycle units worth RM 2000.

Wesak Day Celebration 2012


Date: 5th of May 2012
Venue: Malaysia Buddhist Association, Burmah Road, Penang
Time: 7.00pm - 11.00pm

Wesak is the most important of the Buddhist festivals and it  is celebrated on the full moon in the month May. It commemorates  the birth of Gautama Buddha , and for some Buddhists it also marks his enlightenment and death.

In Penang, it is customary for Buddhists to visit local temples for services and prayers, with offerings such as vegetarian food, candles and flowers

This year there will be a float procession organized by Malaysia Buddhist Associaton.The float and candle light procession will cover a distance of 7km. It will start from the Malaysia Buddhist Association in Burma Road and proceed to Jalan Pangkor, Jalan Kelawei, Lorong Burmah, Jalan Burmah, Peel Avenue, Jalan Macalister, Jalan Anson, Lorong Madras before returning to Burma Road. The procession will start at 7.00pm.

Perth Major Urban Design Project Commences



WA PREMIER Colin Barnett marked a new chapter in Perth's history today as works commenced on the Perth Waterfront project.
Georgiou Group has won a $50 million contract for forward works at the Perth Waterfront site.

Premier Colin Barnett made the announcement today as construction at the site got underway.

As part of the contract, the group will undertake major site works at the Esplanande to prepare for the construction of an inlet.

Planning Minister John Day said the work would take place over the next 12 to 18 months and would include the removal of trees, demolition of buildings, road works and service infrastructure upgrades.

He said forward works for the project also included:

Demolition of the existing buildings and structures on the Esplanade Reserve

Deconstruction and storage of the Florence Hummerston Kiosk, ready to be rebuilt at a suitable new location
 
Archaeological
investigations
   
Jetty reconstruction works at Barrack Square

Full reconstruction of William Street (south of The Esplanade) as a two-way street.

“While traffic along Riverside Drive will not be diverted until mid-2013, changes will be made to improve the connectivity of peripheral roads around Perth Waterfront and those works will start next month,” Mr Day said.

The announcement comes a week after Mr Day conceded the project's completion date had been pushed back to 2015.

The State Government announced a mid-2014 completion date when it committed funding in the 2011-2012 budget.

Mr Day says he has since been advised the project will be completed in mid-2015, after engineers and architects undertook more detailed design work.

``As more detailed design work has been undertaken and specifications drawn up, the best advice we now have is that it will be around the middle of 2015,'' he said.

``Complex projects can sometimes take a bit longer than expected but we are going on the best advice that we can obtain and that advice is that it will be completed by the middle of 2015.''

Premier Colin Barnett said the start of construction at the site today marked "a very exciting time for Western Australia."

“Perth Waterfront will deliver a new destination that continues the public’s use and enjoyment of this area of the city and address the critical need for more residential, commercial and hotel accommodation in the CBD.”

Tropicana Ivory’s RM10bil Penang World City to feature diverse cultural components

GEORGE TOWN: Tropicana Ivory Sdn Bhd’s (TISB) RM10bil Penang World City (PWC) project in Bayan Mutiara will have affordably priced high-rise units and a world culture’ component, featuring different cultural residential enclaves.

TISB is a joint-venture company in which Dijaya Corporation Bhd holds a 55% stake, while Ivory Properties Group Bhd the remaining 45%.

Ivory group chairman and chief executive officer Datuk Low Eng Hocksays about 15% of the properties for the 800 to 1,000 high-rise units for the first phase will be priced between RM300,000 and RM500,000, depending on the built-up area which ranged between 600 sq ft and 800 sq ft.

The first phase, to be located on a 10-acre site and scheduled for launch in the third quarter of 2012, will have a gross development value (GDV) of around RM600mil to RM700mil.

Subsequent phases for PWC will also see 15% of the properties priced in the affordable range of between RM300,000 and RM500,000, Low adds. Low said the group might consider using the plot ratio guidelines introduced in 2010 for the island to build medium-priced properties.

Under the revised guidelines of 2010, developers have to allocate 5% of the total units in a development scheme to be priced at RM200,000, 10% to be priced at RM300,000, and another 5% not exceeding RM500,000.

The affordable components were in the planning of the entire master plan as a value-added component from the very early stage, even during the tender exercise, according to Low.

“As we are planning for a world class city within World City, economies of scale is of the essence.

“In order for this to happen, we need a huge number of Penangites to call World City their home.

On the world culture’ component in PWC, Low says there will be residential enclaves where the properties will reflect the architectural and cultural themes of a particular country.

“For example, we will create Chinese, Korean, Middle Eastern and European villages in PWC, so that the properties can be marketed in that particular country through an appointed real estate agent.

“We want to create a world culture to attract tourism and foreign investors and to differentiate PWC from the other mega-development projects on the island.

“These parcels will be solely for en-bloc sales to expatriates,” he says.

On the impact of the global slowdown on PWC, Low says at present the group has not felt the impact of the global slowdown yet, at least not in the financial and real estate sectors.

“Our banks are well positioned and the central bank played a very proactive role to mitigate any possible impact or threat to our economy. The scale of foreign direct investments is very encouraging not only for Penang but for Malaysia as a whole,” he says, adding that the group does not foresee any slowdown in the next two to three years. “In fact, property prices in Penang are still very attractive and have yet to reach its peak. Many magazines, including those from Hong Kong, have been mentioning and promoting Penang as the ideal home destination.

“Investors from China, Japan and Korea, for instance, are very much interested in coming to Penang, particularly in the aftermath of the Japan earthquake and tsunami,” he notes.

Meanwhile, on Ivory’s plans for 2012, Low says the company is targeting to launch projects worth approximately RM1.4bil in GDV this year, including The Latitude in Mount Erskine, Penang Times Square phase three and phase four, City Mall and City Residence in Tanjung Tokong.
“The company is targeting to rake in sales of some RM800mil this year.

“Last year, we only booked RM121.8mil of sales for completed and on-going projects besides having unbilled sales of RM227mil to be realised over these two years. We are expecting higher sales this year since we have more projects to offer this time and not forgetting the much anticipated PWC project,” he adds.

Last July, Ivory won the right to purchase and develop the site in Bayan Mutiara after edging out four other parties, including SP Setia Bhd, which were bidding for the land. Ivory won the bid after offering the highest price to buy the land for RM240 per sq ft or RM1.072bil for the entire site, securing with it the right to develop on the existing 67.56-acre site and another 35 acres that will be reclaimed over the next three years.
To date, about RM22mil or 2% had been paid as earnest deposit for the land. The remaining downpayment of RM80mil will have to be paid on or before April 10. In the agreement with Dijaya Corporation Bhd, Ivory is the turnkey builder for PWC and will thus be entitled to 48% of the project’s gross revenue with the amount due to the company estimated at RM5bil.

Penang Most Livable City In Malaysia

GEORGE TOWN:

Penang has, for the first time, beaten Kuala Lumpur for two consecutive years as the country’s most liveable city, Penang Chief Minister Lim Guan Eng said.

Quoting the annual ECA International Location Ratings research, Lim said Penang had maintained its position as Asia’s eighth most liveable city, while Kuala Lumpur had dropped from ninth to the 10th spot.

“We should feel proud — for the first time in history, we are number one in Malaysia for two years running.
“It’s not a fluke, it’s a fact,” Lim told a press conference in Komtar.

He said listed criteria for the ranking included quality of living, climate, health services, isolation, social network and leisure facilities, infrastructure and political tensions.

According to the survey, Singapore maintained its grip on the top spot and also retained its global ranking as the number one most liveable city in the world.

Kobe, Japan stayed at the second spot of Asia’s most liveable cities, followed by Hong Kong, Tokyo and Yokohama (tied at fourth), Taipei and Macau.

Seoul, that was ranked as Asia’s 10th most liveable city in 2011, edged Kuala Lumpur to tie with George Town in this year’s ranking.

ECA International, which carries out the location rating annually, is an international consulting firm that specialises in providing and developing solutions for the management and assignment of employees around the world.

Lim said Penang’s ranking as the nation’s most liveable city showed that protests against the state government that had taken place since the last general election were done by only a “small group of troublemakers.”

Nurse reveals the top 5 regrets people make on their deathbed...‏

Dear Friends,

Let me share this with you.......

For many years I worked in palliative care. My patients were those who had gone home to die. Some incredibly special times were shared. I was with them for the last three to twelve weeks of their lives. People grow a lot when they are faced with their own mortality. I learnt never to underestimate someone's capacity for growth. 

Some changes were phenomenal. Each experienced a variety of emotions, as expected, denial, fear, anger, remorse, more denial and eventually acceptance. Every single patient found their peace before they departed though, every one of them. 

When questioned about any regrets they had or anything they would do differently, common themes surfaced again and again. Here are the most common five:
 
1. I wish I'd had the courage to live a life true to myself, not the life others expected of me. This was the most common regret of all. When people realise that their life is almost over and look back clearly on it, it is easy to see how many dreams have gone unfulfilled. Most people had not honoured even a half of their dreams and had to die knowing that it was due to choices they had made, or not made. It is very important to try and honour at least some of your dreams along the way. From the moment that you lose your health, it is too late. Health brings a freedom very few realise, until they no longer have it.
2. I wish I didn't work so hard. This came from every male patient that I nursed. They missed their children's youth and their partner's companionship. Women also spoke of this regret. But as most were from an older generation, many of the female patients had not been breadwinners. All of the men I nursed deeply regretted spending so much of their lives on the treadmill of a work existence.
By simplifying your lifestyle and making conscious choices along the way, it is possible to not need the income that you think you do. And by creating more space in your life, you become happier and more open to new opportunities, ones more suited to your new lifestyle.
3. I wish I'd had the courage to express my feelings. Many people suppressed their feelings in order to keep peace with others. As a result, they settled for a mediocre existence and never became who they were truly capable of becoming. Many developed illnesses relating to the bitterness and resentment they carried as a result. We cannot control the reactions of others. However, although people may initially react when you change the way you are by speaking honestly, in the end it raises the relationship to a whole new and healthier level. Either that or it releases the unhealthy relationship from your life. Either way, you win.
4. I wish I had stayed in touch with my friends. Often they would not truly realise the full benefits of old friends until their dying weeks and it was not always possible to track them down. Many had become so caught up in their own lives that they had let golden friendships slip by over the years. There were many deep regrets about not giving friendships the time and effort that they deserved. Everyone misses their friends when they are dying. It is common for anyone in a busy lifestyle to let friendships slip. But when you are faced with your approaching death, the physical details of life fall away. People do want to get their financial affairs in order if possible. But it is not money or status that holds the true importance for them. They want to get things in order more for the benefit of those they love. Usually though, they are too ill and weary to ever manage this task. It is all comes down to love and relationships in the end. That is all that remains in the final weeks, love and relationships.
5. I wish that I had let myself be happier. This is a surprisingly common one. Many did not realise until the end that happiness is a choice. They had stayed stuck in old patterns and habits. The so-called 'comfort' of familiarity overflowed into their emotions, as well as their physical lives. Fear of change had them pretending to others, and to their selves, that they were content. When deep within, they longed to laugh properly and have silliness in their life again. When you are on your deathbed, what others think of you is a long way from your mind. How wonderful to be able to let go and smile again, long before you are dying.
Life is a choice. It is YOUR life. 

Choose consciously, choose wisely, choose honestly. Choose happiness....

Sugar is a cancer-feeder. By cutting off sugar it cuts off one important food supply to the cancer cells. Sugar substitutes like NutraSweet, Equal,Spoonful, etc are made wit h Aspartame and it is harmful. A better natural substitute would be Manuka honey or molasses but only in very small amounts. Table salt has a chemical added to make it white in colour. Better alternative is Bragg's aminos or sea salt.

Milk causes the body to produce mucus, especially in the gastro-intestinal tract. Cancer feeds on mucus. By cutting off milk and substituting with unsweetened soy milk, cancer cells are being starved.

c.
Cancer cells thrive in an acid environment. A meat-based diet is acidic and it is best to eat fish, and a little chicken rather than beef or pork. Meat also contains livestock antibiotics, growth hormones and parasites, which are all harmful, especially to people with cancer.
d. A diet made of 80% fresh vegetables and juice, whole grains, seeds, nuts and a little fruits help put the body into an alkaline environment. About 20% can be from cooked food including beans. Fresh vegetable juices provide live enzymes that are easily absorbed and reach down to cellular levels within 15 minutes to nourish and enhance growth of healthy cells.

Prices Climbing Even Higher

Despite talk that the condo market on Penang island may experience slowing demand due to new supply and unsold units of previous launches, we highlight five developments that seem to prove otherwise.

RECENTLY the vivacious director of a public-listed company remarked that almost everyone she meets on the social circuit these days, is a “property developer”.

“It seems that everyone I bump into at a social event is calling themselves a developer,” said the immaculately-dressed boss of a property group, referring to those in the manufacturing sector and in the service industry.

Seemingly, anyone of any financial standing is jumping on the property bandwagon and coming up with boutique developments regardless of their experience or track record.

Her remark struck me as being profoundly true and indicative of another promising trend for the ambitious. But at the back of my mind, was the spectre of abandoned projects.

When I mentioned this remark to the CEO of an international property agency, he sheepishly admitted that he too, has a small share in a property venture.
His reckoning is that, with the pooling of resources with like-minded talent and with the right piece of land and concept, one really can’t go wrong. And looking at his project’s location, architectural concept and selling price, he may be on the right track.

Batu Ferringhi
And speaking of trends, Penang island continues to attract property buyers despite escalating prices, and consequently, more developments. Despite the fact that the Tanjung Tokong-Tanjung Bungah-Batu Ferringhi stretch of road is always congested with traffic during festive seasons, the north-eastern part of the island continues to attract holiday-makers and property investors.

In fact, the most expensive condo development on the island is on Batu Ferringhi beach, next to Hard Rock Hotel.

The By The Sea luxury development comprising 138 suites undertaken by SDB Properties (a subsidiary of Selangor Dredging Bhd) is commanding over RM1,400 psf for the sea-facing units. This residential development is SDB’s maiden project in Penang.

A lower-level unit which spans 107sq m (1,160sq ft) is available at RM1,723,000 or RM1,485 psf. But executive suites of 282 sq m (3,038sq ft) each, are available for RM3,489,000 or under RM1,200 psf.

The project is a commercial development and involves 1.9ha of freehold land.

Farquhar Road
The high price level of By The Sea may yet be topped by YTL Land & Development Bhd’s Shorefront condominium project. Soon to be launched, the latest word is that the premium units will top RM1,500 psf. This is also YTL’s first property development in Penang.

Sited next to the E&O Hotel along Farquhar Road in George Town, the initial proposal of 75 duplex units on six storeys, is being revised right now.
Originally, the plan was to have low-rise condominium units of between 345sq m and 380sq m (3,720sq ft to 4,100sq ft) — with only two units on each floor.
Word has it that some of the 380sq m units will likely be halved to become smaller units. But overall, the total number of units will stay below 100 to maintain exclusivity.

At present, the indicative selling price is between RM1,200 and RM1,500 psf. What’s most attractive about this development is the location. The 1.2ha of freehold land next to the sea is one of the best spots in the city.

Weld Quay
Also, located in George Town is another interesting high-priced development that capitalises on Penang’s colonial architecture. While the larger residential units are selling about RM1,250 psf, the smallest units surprisingly even exceed RM1,400 psf.

Located in Weld Quay, within the Unesco World Heritage site in George Town, the RM250mil Rice Miller mixed-development project offers another luxury living option. This development — in the old harbour area — is said to be modelled after other waterfront developments such as in Boston, New York, Baltimore, London and Sydney.

Undertaken by Asian Global Business Sdn Bhd (AGB), the development is sited on four adjoining parcels of freehold land totalling 1.2ha.

Spearheaded by AGB chairman Kate Lim and managing director Dr Noraini Abdullah, this maiden property development includes a serviced-residence component plus a boutique hotel with 48 suites, two office buildings, retail space as well as food and beverage outlets. The concept is colonial architecture with modern amenities.

Lim is the great-granddaughter of Lim Choo Guan (1884-1901), who is better known as Phuah Hin Leong, a pioneering and wealthy rice miller in Penang. Puah was also the grandfather of former ambassador and illustrious lawyer Tan Sri P.G. Lim.

Touted as low-density, the Rice Miller City Residences will comprise 99 serviced residences within two residential blocks of five-storey height.

With 16 layout designs, the units range from studio homes to one-bedroom, two-bedroom and three-bedroom units as well as duplexes. The built-up areas range between 71sq m and 322sq m (766sq ft and 3,472sq ft). The units are priced between RM1.13mil and RM3.7mil.

When opened, the Rice Miller Hotel will reportedly charge RM1,000 a night for its luxury suites of 51sq m (550sq ft).

Tanjong Tokong
Meanwhile, Eastern & Oriental Bhd (E&O) has been in the news quite a bit recently. Property-wise, the company has just launched its Andaman at Quayside condominium project in Seri Tanjung Pinang, Tanjong Tokong, at an average price of RM1,200 psf.

However, only Tower 1F of the three residential tower blocks is open for sale. There will be a second launch in July. Other phases will eventually include four more residential towers.

Located within the 8.5ha Quayside resort development, Andaman at Quayside takes up 2.6ha of the freehold land and is near a marina at Straits Quay. The architectural firm for the project is GDP Architects.

Among the unique attractions at the Quayside development is a 1.8ha private waterpark designed by Seattle-based landscape architects at Geyer Coburn Hutchins.

From the how units, its seems that the,two-bedroom Type D (190sq m / 2,046sq ft) layout offers a more luxurious feel, especially with the two equally spacious bathrooms. And the extra large balcony is a bonus.

The other layout options include two types of one-bedroom suites (85sq m and 105sq m / 914sq ft and 1,127sq ft) and another one-plus-one bedroom unit as well as two types of three-bedroom suites (258sq m and 262sq m / 2,776sq ft and 2,824sq ft).

Batu Maung
For more affordable condos, we have to look further afield. On another part of the island, in Batu Maung, is Mah Sing’s Southbay Development. The site spans 35.6 ha (88 acres) of freehold land and comprises three main components:
Southbay City (on 14ha, the commercial and tourism component will include residential suites, mall, Grade A office units, hotel and resort);
Legenda @ Southbay (on 11.2ha, there will be 76 resort bungalow units of three- and four-storey height. Built-ups are from 600sq m or 6,460sq ft); and
Residence @ Southbay (on 10.4ha, a total of 284 super-linked houses of three-storey height have been built and sold. Built-up is from 290sq m or 3,130sq ft).

Within Southbay City, the Southbay Plaza project is one of the eight parcels of development and comprises retail outlets and residential suites, which have yet to be launched. It is now open for preview for early birds. The residential suites offer a total of 206 units, while the retail outlets number 47 units. The average cost is RM568 psf.

38 projects
Of late, Mah Sing has been phenomenally active. To date, the Mah Sing Group is involved in 38 property developments. It has completed six projects and is currently selling 16 projects while working on launching 11 more. Five more projects are in the planning stages.

Besides, the Southbay projects mentioned earlier, its Penang developments include Icon Residence and Ferringhi Residence. The latter involves low-rise condo villas and high-rise resort condominiums. The Ferringhi site is accessed via Jalan Sungai 1 (opposite the Parkroyal Hotel) off Jalan Batu Ferringhi.

Located at Pykett Avenue in George Town, Icon Residence involves 1.3ha and offers waterfront living. There are four condo towers between 24 and 30 storeys. There are six layout options ranging from 120sq m to 325sq m (1,300sq ft to 3,500sq ft) at an average cost of RM700 psf.

But it is in the Klang Valley, where Mah Sing has been most visible. Its latest projects include:
M City, Jalan Ampang, KL (Phase 1, 401 SoHo units at RM919 psf have sold out. Phase 2, 546 serviced apartments at RM1,080 psf have sold 40%);
Icon City, PJ (The Icon Residence will be launched in May. The 249 units of the residential tower will have an average price of RM830 psf. And the Central Park and Gourmet Street shops totalling 20 units will sell for RM1,200 psf this weekend);
Ambrosia @ Kinrara Residence, Puchong (a new launch of 79 executive bungalows of 521sq m [5,608sq ft]. Prices from RM2.93mil with an average of RM486 psf);
M Residence, Rawang (a new launch of 6.7m by 23m [22ft x 80ft] double-storey, linked houses with a built-up of 221sq m [2,380sq ft]. Total of 165 units with 75% sold. Average cost is RM241 psf);
Icon Residence, Mont’ Kiara, KL (residential tower with 260 serviced apartments costing between RM1,200 and RM1,300 psf. Some 40% has been sold); and
Aman Square 2 @ Aman Perdana, Klang (two- and three-storey shops and office suites).

So, if you are keen on the property industry and looking for new job opportunities, Mah Sing is one company that is definitely going somewhere — fast.

Scenic View of Penang Island from Komtar

Perched on the 60th floor of the KOMTAR Tower, visitors will be able to enjoy a spectacular panoramic view of the island’s northeastern region. Aside from the beautiful view, there is also an ongoing photography exhibition on local attractions and events festivals and sights and a souvenir shop where visitors can purchase accessories and local snacks.

The KOMTAR Scenic View is open from 10am to 5pm from Mondays to Fridays, with admission priced at a nominal fee of RM5 for adults and RM3 for children. Locals with MyKad enjoy a discounted rate of RM3 (adults) and RM1 (children) respectively.
